The 8.18 acres of land in Wallingford are located off of Interstate 91 on Route 68. The four parcels of land surround a 119 room Susse Chalet Inn. The parcels were subdivided and received approvals for two office buildings, a hotel expansion and a 9,000 square foot restaurant in August of 1987. The approvals are no longer valid.
The first two lots were combined to form one 2-acre +/- lot large enough to accommodate one two story, 21,000 square foot office building. This parcel provides 168 ft. of frontage on Rt. 68 and 240 feet on Chalet Drive. Lot three is 1.78 acres and originally received permission for a 24 guest-room addition to the Susse Chalet Inn and a 9,000 quare foot, attached restaurant. This lot has 172 feet of frontage on Route 68 and 506 feet of frontage on Chalet Drive. The fourth lot is 4.35 acres and received approvals for a four-story, 55,000 square foot office building. This lot includes 25 feet of frontage on Chalet Drive and 523 feet on Interstate 91.
The I-5 Interchange Zoning restricts commercial uses. The highest and best use of the land is hotel, office and research. A restaurant is an allowable use provided it is attached to a hotel or part of an office building.
